Mantua Swim & Tennis Club (MSTC) has more families interested in joining than available memberships. To help meet demand in a fair and transparent way, the Board uses a hybrid system to allocate Rental Memberships each season.

Rental Memberships are allocated through three pathways:

1. Priority Rental Memberships (Tenant-First Rentals)

2. Purchase Waitlist Priority Rentals (up to 65)

3. General Rental Membership Lottery

This page explains what each of those means, who is eligible, and the timeline so families can plan ahead.

To be eligible for any Rental Membership in 2026, households must:

• Live within the MSTC Boundary

  Check if your address qualifies here: https://mantuastc.org/mstc-boundary/

• Be able to provide proof of residency within the boundary upon request

  (e.g., lease, utility bill, similar documentation, emailed to membership@mantuastc.org)

Rental Memberships are not guaranteed and depend on:

• How many owner-members decide to rent out their memberships

• The number of Priority, Purchase-Waitlist, and Lottery-eligible households

For 2026, the Rental Membership fee is $950.

Each year, a small number of Rental Memberships (typically around 10) are classified as Priority Rental Memberships.

These occur when:

• An owner-member rents their home, and

• Chooses to rent out their MSTC membership along with the property.

In these situations:

• The owner-member may offer the Rental Membership directly to their tenant first.

• If the tenant accepts, that Rental Membership is not part of the general rental pool.

• If the tenant declines, that membership goes back into the overall rental pool and may be allocated through the other pathways below.

This honors the long-standing practice between owner-members and their tenants and is managed separately from the lottery.

MSTC currently has a long Owner Membership Purchase Waitlist, and many families wait several years before they are able to purchase an owner membership.

To recognize that commitment, MSTC reserves up to 65 Rental Memberships each season as Purchase Waitlist Priority Rentals.

Who is eligible?

• The top 65 individuals on the Owner Membership Purchase Waitlist as of March 1st.

• Being in the top 65 makes you eligible for an offer; it does not guarantee a Rental Membership, which still depends on overall availability

• Important: If you are eligible for a Purchase Waitlist Priority Rental, do not purchase the $25 Rental Membership lottery application. Eligible households will be contacted directly and do not need to enter the lottery.

(Select the ‘Waiting to Purchase Bond’ option and enter the email address and last name associated with your application.)

How it works (2026 timeline)

• Advance notice:

  Eligible households will receive an email letting them know they are likely to receive a Rental Membership offer for 2026, subject to availability.

• Offers issued:

  Rental Membership offers will be sent on or around April 1.

• 3-day response window:

  Each recipient will have three (3) calendar days from the date of the offer to accept and complete payment.

• If you do not respond in time:

  The offer is forfeited and that Rental Membership returns to the general pool.

Any Priority Rentals not accepted in this phase move into the lottery pathway.

After accounting for Priority Rentals and Purchase Waitlist Priority Rentals, any remaining Rental Memberships are allocated through a lottery.

This gives other eligible households in the MSTC Boundary a fair chance to obtain a Rental Membership for the 2026 season.

Key dates for 2026

• February 1-28:

  The Rental Membership Lottery application window will be open. The lottery window will close at 11:59 PM on February 28. Submit your application by purchasing the below Waitlist Fee – Rental.

• On or about March 1:

  MSTC conducts the lottery and publishes lottery results and initial Rental Waitlist positions.

  Families can then see where they stand and decide whether they are likely to receive a Rental Membership.

• On or about April 5:

  MSTC begins offering Rental Memberships in lottery order as availability allows.

This schedule is designed to help families plan for summer camps, vacations, and other activities that are often decided in February and March.

How the Lottery Application Works

Application and fee

• Each eligible household may submit one application per household and physical address.

• A $25 application fee is required to enter the lottery.

• Duplicate applications from the same household or address will be removed from the lottery.

• Application fees associated with duplicate entries are not refundable.

Proof of residency

• Applicants must live within the MSTC Boundary. https://mantuastc.org/mstc-boundary/

• MSTC may request proof of residency, such as a lease or utility bill.

  Proof should be emailed to membership@mantuastc.org.

What the $25 application fee covers

• If you are offered a Rental Membership, your $25 application fee will be applied toward the $950 Rental Membership cost.

• If you are not offered a Rental Membership for the 2026 season, your $25 application fee will be refunded.

Checking Your Status

Once the lottery has been run and the Rental Waitlist created, you will be able to:

• Check your position on the Rental Waitlist by visiting: https://mantuastc.org/wait-list-application/

• Select “Waitlist for Rental Membership” and enter:

  • The email address used on your application

  • The last name used on your application

• February – January:

  • Owner-members decide whether to rent out memberships.

• February:

  • Lottery application window open (exact dates posted on MSTC website).

• On or about March 1:

  • Lottery conducted.

  • Rental Waitlist positions published so families can see where they stand.

• On or about April 1:

  • Purchase Waitlist Priority Rental offers sent to eligible top-65 waitlist households.

  • 3-day acceptance window.

• On or about April 5:

  • MSTC begins offering remaining Rental Memberships to lottery participants, in order, as availability allows.

Dates may vary slightly year to year, but this is the planned sequence for the 2026 season.

Does being on the Owner Membership Purchase Waitlist guarantee a Rental Membership?

No. The top 65 on the purchase waitlist receive priority access to Rental Membership offers, but availability still depends on how many memberships are available to rent in a given season.

Does entering the lottery guarantee a Rental Membership?

No. The lottery determines the order in which Rental Memberships are offered, subject to availability.

What if my family is both on the Owner Membership Purchase Waitlist and applies to the Lottery?

If you are in the top 65 of the purchase waitlist, you may be offered a Purchase Waitlist Priority Rental first. If you are not in that group or do not accept the offer within the 3-day window, you can still participate in the lottery pathway if you applied.

Why is MSTC using this hybrid system?

The hybrid approach:

• Honors existing tenant-first rental practices

• Recognizes families who have waited years on the Owner Membership Purchase Waitlist

• Still gives other eligible households a fair chance through the lottery

• Provides more predictable timing for families planning their summer
